Wildfire FAQ

Straight answers.

What changed with Colorado wildfire insurance?

Under HB25-1182, insurers writing homes in Colorado must disclose the wildfire risk score or model used for your home, starting with applications and renewals from October 1, 2026. You can appeal it, and insurers have to consider mitigation you've done.

What's in a Wildfire File?

A review of your score and the notice, dated photos and records of the mitigation on your property, a written appeal to your insurer, and a list of the fixes that would help most if the work isn't done yet.

Do you need to visit the house?

For homes from Vail to Gypsum we can document the property in person. Anywhere else in Colorado's mountains, we work from your photos, vendor invoices and county records, and coordinate with a local mitigation contractor if you need one.

Can you guarantee a lower premium?

No. Insurers decide premiums. We make sure your mitigation is documented and your appeal is complete.

What about grants?

Programs like the Town of Vail's Fire Free Five and county cost-share programs can reimburse part of the work. Grant filing is $149, and if we coordinate the work, our 10–15% fee is paid only after you pay the vendor.
