Why a Home File

An empty house fails quietly. The file is how you'll know, and how you'll prove it.

Vacancy clauses

Many policies expect a vacant home to be checked on a schedule. Every visit is dated and photographed, so the schedule is on paper.

Freeze and water

A tripped boiler or a slow leak is caught on the next visit, not three weeks later. Hard-freeze nights get an extra walk.

Wildfire scores

Colorado insurers now show your wildfire risk score at renewal. Your file holds the mitigation proof an appeal needs.

Coming up for the holidays?

Walk into a warm, ready house.

We open the house the day before you arrive, so the first thing you do is unpack, not hunt for a frozen pipe.

Arrival prep

$150 per arrival

  • Heat up the day before you arrive
  • Water on, lines and fixtures checked for leaks
  • Full walk-through with photos sent to you
  • Groceries stocked if you want them, at cost plus $35

Holiday weeks (Nov 21–29 and Dec 19–Jan 3) add $50 per arrival. Book by Nov 15 and it's waived. Your first visit starts your Home File.

Got a wildfire score with your renewal? Let's answer it.

Since October 1, 2026, Colorado insurers have to show your wildfire risk score and consider an appeal. We build the Wildfire File: score review, mitigation proof, the appeal, and grant paperwork for the work itself.

How it works

Three steps to a checked house.

1. Free walk-through

A 30-minute call, then we walk the house with you or by video. Shutoffs mapped, every room photographed. That's page one of your Home File.

2. Pick a schedule

Every other week, weekly or full stewardship. Coded keys, codes kept in a password manager, a written service agreement.

3. Visits, on the record

Each visit adds a dated page with photos. Problems get a call or text right away, and repairs only happen with your OK.

FAQ

Straight answers.

What is the Home File?

It's the running record of your house: every visit dated and timestamped, with photos of heat, water, roof and entries, plus anything we found and fixed. You can download it as a PDF anytime and hand it to your insurer, an HOA or a buyer.

Is the first walk-through really free?

Yes. We walk the house, map the shutoffs and photograph every room. You keep that first page of your Home File whether or not you sign up.

Will the Home File keep my insurance valid?

We can't promise that. Policies differ, and many ask that a vacant home be checked on a schedule. The Home File documents that it was, visit by visit. Ask your agent what your policy requires and we'll match the schedule.

Do you cover Summit County or Aspen?

Not for home watch. We keep visits within about 45 minutes of Avon so a storm call never waits on Vail Pass or the canyon. The Wildfire File and grant filing work anywhere in Colorado's mountains, and we can introduce you to a trusted home watch company there.

Do you manage rentals?

Short-term rentals, yes: bookings, guests, cleaning and the town license, plus Vail's required local agent. We don't do long-term leasing.

How do you handle keys and codes?

Keys are tagged with a code, never an address. Alarm and door codes live in a password manager and never go by email. We never publish client addresses or travel dates.
